    We are seeking a Construction Manager to oversee overall project management for our growing portfolio of multi-family apartment properties. This includes project planning, budgeting, scheduling, resource allocation, project accounting and budget control for capital improvements, renovation, rehabilitation on a multi-family apartment properties while providing technical direction and ensuring compliance with quality standards. Responsibilities span a broad spectrum, covering all of the core disciplines of construction project management.

    Responsibilities

    • Perform a key role in project planning, budgeting, and identification of consultants needed.
    • Oversee all aspects of the project or projects from inception to closeout.
    • Project accounting functions including creating and managing the approved budget and minimizing exposure and risk in the project.
    • Bid out projects, negotiate contract pricing and write all scopes of work specific to the project.
    • Establish a construction schedule and ensure that all construction activities move according to plan.
    • Oversee the approved project plans and make revisions as and when need arises.
    • Communicate effectively with the superintendent responsible for completing various phases of the project. 
    • Obtaining RFI’s and negotiating Change orders.
    • Co-ordinate the efforts of all parties involved in the project, including but not limited to, architects, interior designers, consultants, contractors, sub-contractors and laborers.
    • Monitor the progress of the construction activities on a regular basis and hold regular status meetings with all the supers and sub-contractors.
    • Maintain strict adherence to the budgetary guidelines, quality and safety standards.
    • Periodic inspection of construction sites for conformance to plans and quality control.
    • Ensure approved project documents are compiled and archived after the project is completed.
    • Identify the project elements of design and construction likely to give rise to disputes and claims.
    • Responsible for regular progress reporting to Asset Management, Executives and Stakeholders.

    Qualifications

    Skills and Experience:

    • Bachelor's degree in Construction Management or related field
    • 7 to 10 years of experience in Construction Project Management preferred
    • Strong residential renovation construction experience 
    • Excellent communication skills.
    • Good understanding of all building systems.
    • Thorough knowledge of legal issues and safety standards is essential.
    • Experience with CAD a plus 
    • Proven track record of fiscal control and responsibility, including budget development 
    • Experience overseeing and managing a multifaceted property renovation program, including the coordination and sequencing of all trades to achieve an efficient, economical and aesthetically pleasing result
    • Willing to travel within a multi-state portfolio
    • Organization and management of various capital construction projects
    • Maintain strict dedication to the budgetary guidelines and safety standards
    • Work with user group to understand the scope of work and ways of reducing costs
    • Other duties as assigned

     

    Core Competencies:

    • Strong background in budgeting and project financial management
    • Ability to consult with associates/colleagues, contractors, vendors, and staff to define property/asset construction, renovation and capital needs and requirements
    • Ability to organize and prioritize a wide range of projects
    • Strong knowledge of construction procedures and operations, building codes and ability to read detailed plans and blueprints
    • Strong communication, diplomacy, and negotiation skills
    • Ability to travel to property sites to manage scheduled projects and emergency projects with short notice
    • Ability to travel 25%
    • Strong proficiency with Microsoft products: Excel, Word, Outlook, and Project
